The National Air Duct Cleaners Association recommends homeowners have their air ducts professionally cleaned anytime there is visible dust, dirt or debris inside the ducts. A crawlspace is an open area under a home built without a basement—a style that is more popular in the Southeast. The house is actually held on pillars above a dirt floor and masonry walls. This open area, because of the dirt floor, is subject to excess moisture through the ground or from built-up humidity. Even a sealed crawl can have trouble with moisture because condensation can accumulate on the ductwork. Since there is inadequate air flow in a crawlspace, moisture and heat work together to make the perfect environment for mold growth. Mold on wood weakens the structure (to the point that some homeowners experience sagging floors) while introducing mold spores to your living areas through tiny voids in the air ducts.
